The B-Line Heights Moving Forward Net Zero project in Bloomington, Indiana, showcases a commitment to high-quality sustainable design for affordable housing. As part of the Indiana Housing and Community Development Authority's (IHCDA) "Moving Forward Program," this initiative elevates innovation in energy and water efficiencies to create sustainable living options that reduce the cost of living for low to moderate-income individuals and families. Developed by Pedcor Investments, the inaugural winner of the Moving Forward Project through a competitive process, the project is strategically located on an infill site within Bloomington's Certified Technology Park, adjacent to the B-Line Multiuse Trail.
Williams Creek Management has played a crucial role as the water resource engineering designer for this 36-unit, $10 million multifamily project. Our contributions include comprehensive landscape architecture, civil engineering, and cutting-edge Net Zero Water systems design. These innovative features encompass rainwater harvesting from the roof and structure for site irrigation, and a greywater collection, treatment, and reuse system that flushes toilets within the building. Additionally, the incorporation of porous pavement and rain gardens enhances infiltration into the shallow water aquifer. These integrated design elements significantly reduce the overall water footprint, establishing B-Line Heights as a highly unique and exemplary model of sustainable development.
